Eaton Downtown - Eaton, Colorado
Thorp Associates has worked with Design Studios West for several years on a schematic plan to upgrade the public improvements in the downtown area of Eaton Colorado.  While still a thriving rural economic center, Eaton’s recent residential growth has largely been to serve commuter families who work in other communities.  To increase economic growth and encourage additional downtown shopping beyond the rural segment, the City Administrators are reviewing plans to add parking and upgrade hardscape and landscape features to enhance the downtown shopping experience.

Talon Subdivision Masterplan - Greeley, Colorado
Surrounding site conditions lead the schematic master planning process at the Talon Subdivision in West Greeley, Colorado.  Bordered on the south by a major highway and gas extraction site, the development also required buffering from existing residential projects to the East.  With brownstone-type residential units accomplishing this purpose, the remainder of the site was planned for commercial usages, with an “old town center” retail, restaurant and loft development providing a community core for the surrounding residential areas.

The Overlook - Evans, Colorado
Thorp Associates recently completed the master planning of a phased 220 acre residential and commercial development in West Evans, Colorado.  The overall plan required accommodation of an existing irrigation ditch, preservation of wetlands, and negotiation and coordination with the Greeley-Weld School District, the Town of Evans (park facilities) and several oil and gas rights holders on the property.  Topography helped define different tracts, with the future commercial center being buffered from the residential lots by the protected wetlands.

Stanley Park - Estes Park, Colorado
Stanley Park has been an iconic facility in Estes Park, Colorado since the property was gifted to the community by F.O. Stanley in the early 1920s.  Utilized primarily as an equestrian center for many years, Thorp Associates, in collaboration with Design Studios West, were asked to reinvent and reinvigorate the Park and it’s facilities.  The project included redefinition of the parking lots, upgrades to the equestrian arenas, installation of new “multi-purpose” barns and development of community play fields.  The opportunity was also taken to plan for a future performance and event arena to further enhance the multi-purpose and inter-related synergy of the overall park.

Goleta Old Town Revitilization - Goleta, California
Working with Town and County Officials, Thorp Associates was commissioned to design a new retail and entertainment core to facilitate a long awaited Downtown renaissance. Several deteriorated structures were razed to provide space for a central, open courtyard for family recreation, street performers, and vendors. The project included a new multi-level parking structure to accomodate the 8-plex, stadium seated movie theatre and renovated retail and restaurant facilities. Pedestrian access was encouraged through re-developed former alleys, as well as existing street frontage. The commission also included streetscape and graphic design, to help define the newly integrated urban core.
